Like Laurel, this area straddles a county line: a Marriottsville or Sykesville address may sit in Howard County or Carroll County, which determines the permit authority and the zoning standards that apply. Marriottsville and Sykesville addresses span the Howard–Carroll line. That determines which building department reviews your drawings, which zoning regulations set your setbacks and height limits, and which inspection schedule you are on. It is a five-minute check on the parcel record and it saves weeks of building a design against the wrong rulebook.
Where a property is in Howard County, our Howard County permit guide is the relevant walkthrough, including the Health Department bedroom review that applies to homes on septic.
More of what we are asked for in Marriottsville than anywhere else is outdoor living: screened porches, sunrooms, covered porches, and deck-to-porch conversions. The lots are wooded and private, the houses are large enough to support the addition, and the view is worth building toward.
The thing to get right is what the structure actually is:
The screened porch in our recent work is the first kind: vaulted beadboard ceiling, ceiling fan, composite decking, full-height screen panels, and a French-door connection to the house. That is the standard we build to.
Much of the housing here was built from the 1990s onward — larger, generally sound, and with a different set of needs than an older Savage or Elkridge house:

Learn moreBoth — the area straddles the county line, and a Marriottsville or Sykesville mailing address does not by itself tell you which county a property is in. Check the parcel record, because it determines which building department issues your permit and which zoning regulations set your setbacks, lot coverage and height limits.
Yes. A screened porch is a structure with a roof, its own foundation requirements, and a connection to the house, so it requires a building permit and inspections in both Howard and Carroll counties. If it is being added over an existing deck, the deck's framing and footings also have to be evaluated for the added roof load — they frequently were not designed for it.
Sometimes, and it depends entirely on how the deck was built. The footings, posts, beams and ledger attachment have to be adequate for a roof, which existing decks often are not. We look at what is there before quoting it. Where the deck will not carry it, the honest answer is a new structure rather than a porch built on a foundation that cannot hold it.
