Horizons Unlimited Home Improvements remodels homes in Jessup and Savage, Maryland — kitchens, bathrooms, additions, decks, roofing, siding, windows and basement work. Family-operated from nearby Elkridge since 1993; MHIC #16606, Maryland Home Builder Registration #1369, BBB A+. These are older, denser neighbourhoods than most of Howard County — the Savage Mill village dates to the 19th century — so projects here lean toward system upgrades, envelope work and carefully-sized additions on small lots rather than large footprint expansions. In most of Howard County a homeowner's addition is limited by budget. In the older parts of Savage and Jessup it is frequently limited by the lot. Many of these parcels are narrow, some of the houses already sit closer to a property line than current standards would allow, and a rear addition can run into the rear setback within a few feet.
That changes what makes sense:
Where a design cannot meet the dimensional standards, a variance is possible — but a variance is a formal process with a hearing and no guaranteed result. Plan for the design that complies.
Most of the surprises on these houses are the same handful of things, and they are worth budgeting for rather than being shocked by:
None of this is a reason not to remodel these houses. They are generally better built than what replaced them. It is a reason to hire someone who has opened a lot of them.

Learn moreOften, but the zoning setbacks for your district usually decide the answer before the budget does. On narrow older parcels a rear addition can hit the rear setback quickly, and many of these homes already sit closer to property lines than current standards allow. A cantilevered bump-out of four to twelve feet, or a second-story addition where height allows, is frequently the workable answer. Establish your zoning district's dimensional standards before design.
Budget for what is behind the walls: electrical service and wiring that needs upgrading for a modern kitchen, aging or mixed plumbing, plaster-over-lath rather than drywall, framing that is not where you would expect, and occasionally unpermitted work done by a previous owner. These are normal on houses of this age and manageable when they are anticipated rather than discovered halfway through.
Yes, regularly — enclosed porches, finished basements and added bathrooms with no permit record. The path is usually: establish what was actually approved versus what exists, correct the safety items first (egress, smoke and CO alarms, electrical), then bring the work into compliance where that is warranted. There is no judgment in it; most of it predates the current owner.
