What being local actually buys you

Every contractor's website claims to be local. Here is the version of that claim you can check: the office is at 7387 Washington Blvd., Suite 104. It has been the same address and the same family for decades. MHIC #16606 is a low licence number because the company registered early, in 1993.

The practical consequences, in order of how much they matter on a job:

• The crew can come back. A punch-list item on a house fifteen minutes from the shop gets handled. A punch-list item ninety minutes away gets scheduled, then rescheduled.
• There is somewhere to find us. After a storm, Howard County fills up with out-of-area crews who will not be reachable when a warranty question comes up. We have been at this address since long before the storm.
• We know the inspectors and the process. Not as a favour — as familiarity. We pull Howard County permits continuously, so the submission is right the first time more often.

Elkridge houses run the full range

Elkridge is one of the oldest settlements in the county, and it now contains almost every era of Maryland housing at once — early homes near the Patapsco, post-war ranchers and capes, 1970s and 1980s subdivisions, and a large amount of 2000s-and-later construction along the corridor. That means the work varies more here than almost anywhere else we go:

• Older Elkridge homes — knob-and-tube remnants, undersized electrical service, original windows, and additions that were built by previous owners without permits. We are often asked to assess and correct that last one.
• 1970s–80s subdivisions — original siding and windows at end of life, dated kitchens and baths, and decks built before current ledger-attachment requirements.
• Newer construction — builder-grade finishes homeowners want upgraded, unfinished basements to be finished properly with egress, and screened porches added onto existing decks.

The screened porch in our recent work is exactly that last case: an existing deck, a proper foundation and roof, vaulted beadboard ceiling, and full-height screen panels.
